Checking in and Out

Check-in is anytime between 3pm and 6pm. If you’re arriving before 3pm, please call in advance and we’ll do our best to have your room ready. You’re always welcome to park in our lot. If you’re arriving after 6pm, please call in advance so we can make arrangements.

Check-out is 11am.

Rates & Taxes

Rates vary by season and day of the week, and are always reflected accurately in our reservation system. Escalating, multi-night discounts are offered to encourage longer stays, and are reflected in our prices. We do not offer any special discounts or rates.

All reservations are subject to 9% Maine state lodging tax.

DEPOSITS, Cancellations & TRAVEL PROTECTION

We collect a first night’s deposit to confirm reservations. When travel protection is purchased, the balance is collected 14 days prior to check-in. Otherwise, the balance is collected at check-in.

We are a small, family-owned and operated inn, and cancellations can have a significant negative impact on us. If your plans change and you need to cancel or modify your reservation 14 days or more before your scheduled arrival, we’re happy to offer a full refund of your deposit, less a 10% service fee (of the first night’s deposit) to help cover third-party processing and administrative costs.

Reservation totals (deposit and balance) are non-refundable within 2 weeks of check-in. For this reason, we recommend travel insurance/protection if there are any uncertainties in your travels. Travel protection for health- and travel-related circumstance can be added to your shopping cart when reserving your room(s). You are also welcome to insure your trip separately and we can provide any needed documentation.

** If you booked your reservation through a third party website, the cancellation/refundability policy stated in that booking will apply to you.

Additional Guests and Larger Parties

Our four guest rooms are comfortably sized for two, while our two-bedroom suites offer plenty of space for up to four guests. If you’re traveling with additional guests, feel free to reach out—we’re happy to discuss options.

Larger parties: With six guest bedrooms/suites, our inn can accommodate larger groups of up to 16 comfortably. Subject to availability, we would love to host your large group of family and friends.  Please contact us to learn more. No more than 3 bedrooms/suites can be booked without contacting us.

Children and Pets

We welcome one pet under 50 pounds in the Sandpiper Cottage. We are happy to host children of all ages.

OUr INn is Strictly Non-Smoking

The Harbor Inn property is a non-smoking establishment, indoors and outdoors. We reserve the right to assess a $250 fee for violations of our policy.

Quiet Hours

As a bed and breakfast, focused on ensuring all our guests get a restful nights sleep, we keep quiet hours from 10pm to 8am. During this time, please avoid loud conversations, music, or other activities that could disturb other guests.

Keys

Guests are responsible for leaving their room key(s) before departure. We reserve the right to assess a $100 fee for any lost or unreturned keys.

Bicycle Use

Guests are welcome to use our bicycles but do so at their own risk (guests accept all risks of injury and property damage). Bicycles must be returned to the inn before sunset.

While accidents can happen, we reserve the right to hold guests financially responsible for any damage resulting from their negligence. 

FAQS

Does each room have a private bathroom?

Yes, each room has a private bathroom and shower.

Is parking available?

Yes. One off-street parking space is provided for each room. However, our parking area cannot accommodate oversized vehicles like RVs, campers, or buses.

What does a sample breakfast include?

While there is not a set menu for breakfast, dietary restrictions and allergies are always taken into account. Breakfast is 8:30-9:30am daily. See Breakfast for more information.

Is there an elevator?

We do not have an elevator in the inn, however, we are happy to carry your luggage upon request. All of our guest rooms are located on the second and third floors of the inn.

Please consider our Sandpiper Cottage if you seek to avoid stairs during your stay.

Can I have an extra person in my room?

Please contact us to inquire about additional occupancy.

Do you have pet-friendly rooms?

Our Sandpiper Cottage allows one dog (50 pound weight limit). There is currently no pet fee.

Can I have my room cleaned during my stay?

Each room is thoroughly cleaned before your arrival to ensure a comfortable stay. While we don’t offer daily housekeeping, we’re always happy to provide fresh towels or remove trash during your visit—just let us know!

Do you provide laundry services?

We are unable to provide laundry services at the inn, however, we recommend Lower Village Laundry.
